IDS offers site planning and design services for mixed-use, commercial, and resort projects. Our expertise includes initial site development analysis, preparation of materials for project entitlement, site capacity testing, conceptual plans, master plans, specific plans, and visual analysis studies. We are skilled at community workshop design, public presentations and group facilitation. Our goal is to offer an innovative and comprehensive approach to the complexity of community design.

Flora Farms, San Jose del Cabo, BCS Mexico
IDS provided site planning consulting as well as landscape design for the mixed use areas as well as the owner amenity area.

Site Planning for Mixed Use Neighborhood, Loveland, CO
In conjunction with the project team led by Dorman Associates, IDS provided site planning analysis, master planning, and studies. Tasks included integration of a phased master plan in concert with a multi-year development strategy. Early plans included a farm-to-table restaurant, events area and barn, farm and community areas within the context of a future mixed use medium density neighborhood.

Old Princeton Landing, Half Moon Bay, CA
The Old Princeton Landing, in Half Moon Bay, CA is a bar and grill that specializes in live music and “pier to plate” cuisine. IDS was hired to create a lively, social outdoor space that enhance the established culture of the Old Princeton Landing. Additions included permanent seating, flexible spaces, fire pits, outdoor shades, overhead structures, and movable planters for maximum flexible use of space.

Revelstoke Mountain Resort, Revelstoke, British Columbia
IDS was an integral member of the team that designed the first phase of this premier ski resort project, including programming and design of the pedestrian experience and its relation to commercial areas, amenities and pedestrian circulation.

Villa Garden Apartments, Mill Valley, CA
IDS worked with the property owner to define a long-term vision and goals for the landscape. A workshop was held with the residents of the apartment complex to best ascertain the needs of the community. A tree assessment was performed, in conjunction with a consulting arborist and FireSafe Marin. A final Landscape Master Plan was developed, showing a clear long-term landscape plan with recommended tree phasing. Schematic sketches were developed for all key landscape areas.

Coral Mercado, San Jose del Cabo BCS Mexico
In collaboration with a local developer, IDS developed enticing site plans for a mixed-use marketplace, including natural produce stands, coffee shops, outdoor music venue, children’s water play areas, and organic produce gardens.

Hidden Creek Crossing, Mammoth Lakes, CA
IDS developed site plans for a mixed-use, affordable housing project in the center of Mammoth Lakes, CA. Design challenge included the preservation sensitive wetlands and transition to surrounding uses on the project’s edge. Community workshops and presentations were integral to the project.

Private Winery, Sebastopol CA
IDS provided design consulting and landscape vision for a private winery. Concepts focused on sense of entry, connectivity, and outdoor spaces for relaxation.

Kerman Morris Architects, San Francisco, CA
IDS developed a Landscape site plan for remodel of outdoor area of San Francisco architect’s office. Concepts developed to incorporate outdoor lunch spaces, employee entertainment, and relaxation spaces.

Treasure Hill Resort, Park City, UT
IDS was an integral part of the landscape team that designed three significant outdoor spaces for this proposed ski resort in Park City, UT. Resort plaza included pool, spa, outdoor dining areas, and connections to multiple ski lifts.

San Pablo Casino, San Pablo CA
IDS developed the landscape vision for the redevelopment and rehabilitation of an existing casino including new entry, circulation, parking, and entry sequence in collaboration with a local development team.

Moma Changsha Sustainable Master Plan, Changsha, Hunan Province, China
IDS developed the land use planning component of a sustainable growth master plan for the Moma Changsha development in the City of Changsha, China.

Rodeo Grounds Specific Plan, CA
IDS crafted the site plan and accompanying specific plan proposal documents for a small, unique resort proposed in June Lake, CA. Products included site concepts, community meetings, water analysis, and capacity analysis. Sustainable site planning was a key goal in our design; a sustainable site planning matrix was developed to guide implementation.

Anchor Cove Marina Bay, Richmond CA
IDS was responsible for site planning, design development, zoning approvals as well as landscape permit drawings for mixed use site adjacent to the San Francisco bay.

Hercules, CA
IDS provided site planning, modeling, landscape design; a new town center for Hercules.

Squaw Valley, Olympic Village CA
IDS designed outdoor seating area, fire pit, and focal point in the pedestrian promenade.

Clearwater Specific Plan, Mammoth Lakes, CA
